A window or door can only perform as well as the opening around it. In a cavity wall, that opening needs to manage insulation, moisture and structural detailing without creating avoidable heat loss. This guide to cavity formers explains where they fit into a build, what they do, and the details worth resolving before the brickwork reaches sill height.

For homeowners planning a new build, extension or substantial alteration, cavity formers are rarely the most visible part of the project. They are, however, one of the parts that can make a meaningful difference to the finished appearance, thermal performance and ease of window or door installation.

What is a cavity former?

A cavity former is a preformed, insulated component used to create and line a window or door opening within a cavity wall. It provides a defined opening for the frame while helping to continue the insulation line around the reveal, head and often the sill.

Cavity walls are built with an outer leaf, an insulated cavity and an inner leaf. Without careful detailing at an opening, the insulation is interrupted and the construction can form a cold bridge. A cavity former is designed to make this junction more consistent than building each element separately on site.

The exact format varies by system. Some formers arrive as a complete rigid frame; others are assembled from purpose-made sections. Products may incorporate insulation, damp-proof components, fixing zones or interfaces for sills and cavity trays. The specification must always suit the wall build-up, the opening size and the particular window or door being installed.

Why cavity formers matter around windows and doors

The benefits are not simply about making a neat aperture. A well-specified and correctly installed former can support three critical aspects of the building envelope: thermal continuity, moisture management and installation accuracy.

Reducing heat loss at the reveal

The reveal is the return between the face of the wall and the window or door frame. It is a common location for thermal bridging because the cavity insulation stops or is compressed at the opening. A properly designed cavity former helps carry insulation around this area, reducing local heat loss and the risk of cold internal surfaces.

That matters for comfort as well as energy use. Cold areas around a reveal may encourage surface condensation in poorly ventilated conditions. The former alone does not solve every condensation issue – indoor humidity, ventilation, glazing specification and frame installation all play a part – but it is an important part of getting the junction right.

Supporting a controlled moisture detail

The outer brick or block leaf is designed to manage rainwater that penetrates the face of the wall. Around an opening, the cavity must be closed in a way that prevents moisture travelling towards the inner leaf or frame area.

The appropriate detailing may include cavity trays above openings, insulated cavity closers, damp-proof courses and correctly lapped membranes. These features need to work together. A cavity former should therefore be selected as part of the wall system, not treated as an isolated item ordered after the windows have been measured.

Creating a reliable opening for installation

Bespoke windows and doors need an opening that is square, level, plumb and built to the agreed dimensions. Preformed systems can help establish this more reliably, particularly where several openings are being constructed or where large glazed elements demand tight tolerances.

This does not remove the need for skilled bricklaying, checking dimensions and proper frame packing. It does, however, reduce the number of separate site-made details that must be coordinated. For a project with made-to-order joinery, that consistency is valuable.

Cavity formers, cavity closers and lintels: the difference

These terms are sometimes used loosely, but they describe different jobs.

A cavity closer is generally the material used to close the cavity at the perimeter of an opening while maintaining insulation and helping prevent damp transfer. A cavity former may include cavity-closing functions but is more specifically intended to form the opening itself.

A lintel spans the opening and carries the load of masonry above. It is structural and must be specified for the wall construction, span, loading conditions and support requirements. A cavity former is not a substitute for a lintel unless a manufacturer’s tested system explicitly states otherwise.

There are also sill details to consider. The base of an opening needs a clear route for moisture management, a compatible external sill arrangement and suitable support for the window or door. These are often the details that deserve the earliest conversation between the builder, designer and window supplier.

Choosing the right cavity former for your wall

There is no universal cavity former for every project. The correct choice depends on the build-up and performance target, and it should be confirmed before construction begins.

Start with the cavity width and insulation type. A former suited to a partial-fill cavity may not be suitable for a full-fill insulated wall. Its dimensions must also work with the inner and outer leaf materials, whether the project uses brick, block, timber frame infill or another system.

Next, consider the window or door position. Frames can be set towards the outer leaf, centrally within the reveal or closer to the inner leaf. Each position changes the thermal junction, reveal depth, external appearance and fixing approach. Deep reveals can look particularly effective on some properties, but they affect how the frame, cill and insulation are detailed.

Opening size is equally significant. Standard window openings are one thing; wide sliding doors, bi-fold doors and feature glazing can introduce greater loads, larger lintels and more demanding tolerance requirements. Where there are heavy timber doors or large glazed panels, confirm the supporting structure and fixing strategy before placing any order.

Finally, ask for performance evidence that relates to the intended construction. The project team may need information for Building Regulations compliance, including thermal calculations and product data. Do not assume that a former with insulation automatically delivers the required junction performance in every wall type.

Installation details that should not be left to chance

The best product cannot compensate for poor sequencing. Cavity formers are normally installed as the wall is built, so the builder needs the final opening schedule, wall section and frame requirements at the right time.

Check the structural opening dimensions against the approved window and door drawings, allowing for the required fitting tolerances. The finished frame should not be forced into an opening that is too tight, nor should excessive gaps be relied upon to correct uneven masonry. Accurate openings make it easier to position frames correctly and seal them effectively.

The former should sit square and true, with joints made in accordance with its installation guidance. Insulation must remain continuous, while damp-proof elements, cavity trays and flashings need to overlap in the correct direction to shed water outwards. Particular care is needed at corners, sill ends and the junction between the former and lintel.

Once the frame is fitted, the perimeter seal is a separate but connected detail. The internal side needs to limit uncontrolled air leakage, while the external side needs to resist weather without trapping any water. The most suitable tapes, membranes, sealants and expanding foams depend on the frame material, substrate and exposure of the building.

Common mistakes on extensions and new builds

A frequent problem is choosing the windows first and treating the wall opening as a standard builder’s detail. Bespoke products, especially timber windows and large doors, benefit from early technical coordination. That includes frame depth, cill projection, trickle ventilation where required, threshold levels and the line of the finished floor.

Another mistake is confusing a thermal detail with a structural one. Insulated formers improve continuity around an opening, but they do not determine lintel capacity or provide adequate support for a wide glazed installation. Structural design and manufacturer guidance must remain central to the decision.

It is also unwise to mix components from several systems without checking compatibility. A cavity former, cavity tray, insulation board, external sill and frame seal may all be good products independently, yet still leave weak points if their interfaces have not been considered together.

When a cavity former is the right choice

Cavity formers are particularly useful on new-build homes, masonry extensions and projects with repeated openings where speed and consistency matter. They can also be a sensible choice where the design is targeting improved thermal performance and the project team wants a clearly defined reveal detail.

They are not normally a retrofit solution for a straightforward replacement window. If the existing wall and opening remain in place, the focus is more likely to be on surveying the masonry, assessing damp or lintel conditions, and installing the new frame with appropriate perimeter seals.
